Our Responsible Lending Obligations
Under the National Consumer Credit Protection Act 2009, we must not provide credit assistance if the credit contract is unsuitable for you.
Before recommending a loan or assisting with a loan application, we will make reasonable inquiries about:

We will take reasonable steps to verify your financial information and assess whether a proposed loan is not unsuitable for your circumstances.
The Credit Assistance We Provide
We may:

Assist you to apply for a loan or finance product

Assist you to apply for an increase to an existing loan

Our Lender Panel
We have access to a panel of lenders and credit providers.
The lenders available to us may change from time to time.
A list of lenders currently available through our panel can be provided upon request.
Our recommendations will be based on your circumstances, requirements and objectives, and products available through our approved lending panel.
Preliminary Assessment
If we provide credit assistance, you have the right to request a copy of our Preliminary Assessment.
The Preliminary Assessment contains information about how we determined that our recommendation was not unsuitable for you.
You may request a copy of the assessment within seven (7) years of the date we provided credit assistance.

Fees Payable by You
In most cases, we do not charge consumers a fee for mortgage broking services.
If a fee is payable, we will disclose:

The amount payable; or

The method used to calculate the fee
before providing services and obtain your consent.
Any fees payable by you will be documented separately in a Credit Quote and Credit Proposal Disclosure.
How We Are Paid
If your loan settles, Yellow Brick Road Aggregation Pty Ltd and/or Encouraged Pty Ltd may receive commissions from the lender.
These commissions are generally calculated as a percentage of the loan amount and are paid by the lender.
The commission arrangements may include:
Upfront Commission
An upfront commission may be paid by the lender when your loan settles.
Ongoing Commission (Trail)
An ongoing commission may be paid by the lender while your loan remains in place.
The amount of commission varies between lenders and products.
Specific commission details relating to your loan recommendation will be disclosed in your Credit Proposal Disclosure document before you enter into a credit contract.
Referrals
We may pay or receive referral fees from third parties.
Where a referral fee applies to your transaction, details will be disclosed to you before you proceed.
Conflicts of Interest
We are committed to acting efficiently, honestly and fairly.
Where a conflict of interest exists, we will take appropriate steps to manage and disclose the conflict in accordance with our legal obligations.
